Property Litigation – Agnese has extensive experience advising landlords, tenants and property owners in both commercial and residential contexts. Her experience comprises of successfully resolving boundary disputes, obtaining possession orders (including against deceased estates and unknown occupiers i.e. trespassers), as well as advising on rent arrears, nuisance, and unlawful occupation matters. She regularly prepares and responds to notices of breach under residential and commercial leases, claims relating to damage and disrepair, and handles lease terminations and renewals. She also advises on compliance with lease obligations, including maintenance, reinstatement, and recovery of costs under outgoings and service charge provisions.  

Agnese has a proven track record in securing favourable settlements for her clients through litigation as well as mediation.  

Commercial Disputes – She has represented clients in high value contractual disputes worth over $500,000 dollars and disputes involving multiple parties. Her work also encompasses shareholder conflict, enforcement of financial obligations via statutory demands and bankruptcy petitions, as well as professional negligence claims against developers, contractors, surveyors and other lawyers. She is adept at drafting claim forms, particulars of claim and letters before claim, and achieving favourable outcomes for her clients through mediation, settlement or court judgments.  

Court Advocacy – Adept at end-to-end case management, she drafts pleadings, witness statements, skeleton arguments and statements of costs, and assembles trial bundles in strict compliance with court protocols. She actively instructs counsel and tracing agents, coordinates with insolvency practitioners, and handles applications for strike-out, summary judgment and appeals. Her court experience includes attending hearings before a District Judges – securing adjournments when necessary and obtaining immediate orders – ensuring her clients’ interests are robustly advanced at every stage.
